Selling a home in the U.S. often feels rushed, risky, and high-pressure, with 35% of prospective sellers preferring to sell "off-MLS"—citing greater privacy, flexibility, and control when navigating the sale of (almost always) their most valuable asset.

For decades, the Multiple Listing Service (MLS) has been real estate professionals' primary destination for sharing property information. However, by the 2010s, with the rise of real estate portals, real estate information became so commoditized that sellers and their agents began to seek more private channels.

But in 2019, at the direction of the National Association of Realtors (NAR), MLSs began fining their agents for sharing listings outside the MLS—a move that restricted choice, hampered innovation, and reinforced a one-size-fits-all approach to bringing a property to market.

This quickly triggered regulatory scrutiny, and in 2025, the rules changed. Sellers now have more listing options available to them; brokers are tailoring marketing strategies to fit their sellers needs, but the infrastructure to support compliant, private distribution remains fragmented.​
