Selling a home is highly disruptive, and sellers often feel rushed, hesitant, and uncertain of what to expect from the process.
As a result, many prospective sellers prefer to sell "off-MLS", citing greater flexibility and control and allowing them to sell on their terms with far fewer risks.

In response to a wave of "off-MLS" demand, the National Association of Realtors implemented the "Clear Cooperation Policy" in 2019—a highly controversial rule that forced all home listings onto the MLS or face steep fines—further embedding the disruptive process of selling a home in the US.
But by 2025, legal pressure finally forced the Clear Cooperation Policy to adapt. Sellers now have more listing options available to them, however, they are still burdened by countless rules, requirements, and risks as soon as they list on the MLS.​
